Metsä Wood's Kerto LVL S-beams were used as floor and ceiling joists and Kerto LVL Q-panels were used as floor and ceiling cladding. Kerto LVL T-stud based timber frame provided thin, stable and straight wall structures. By considering Kerto LVL's production characteristics during the design process, transportation and environmental costs were reduced, and delivery consistency was achieved.


The use of modular construction and Kerto LVL allowed for 95% of construction to be completed off-site, resulting in a construction time of just four months for a set of 2 Twin Villas. Assembly took place in only two days with heavy machinery, compared to other construction technologies that took around eight months for the same type of building. During the design, Kerto LVL production characteristics were considered, in such way that one load size truck was enough to produce one set of Twin Villas. Overall Jular Madeiras delivered six Twin Villas.

This case demonstrates how modular construction and Kerto LVL are a viable alternative for building luxurious houses, while ensuring sustainable and high-quality standards.
